Selling a house on the lake

Lakefront property here comes with issues a typical subdivision home doesn't have. Lake levels rise and fall with rainfall, docks and boathouses wear out, and some older lake houses sit low enough to be in a mapped flood zone, where a buyer's lender will require flood insurance. A septic system close to the water is one more thing a buyer's inspector will dig into.

Wells, septic, and larger lots

Away from the newer subdivisions, some Land O' Lakes homes aren't connected to public water or sewer. A private well needs water testing and a working pump, and a septic tank and drainfield need to be sound. Add a pole barn, a horse paddock, or a manufactured home on the lot, and the property no longer fits a standard financed sale. None of that is a problem for a cash purchase.

Karst ground under central Pasco

The lakes themselves are a clue to what's underground. Many Florida lakes formed as sinkholes in the limestone, and Pasco is one of the state's most sinkhole-prone counties. A house with a sinkhole claim, a stabilized foundation, or stair-step cracks in the block can scare off buyers who need insurance. It doesn't stop us from making an offer.

Newer communities along State Road 54 and U.S. 41

Much of Land O' Lakes' recent growth is in master-planned communities near State Road 54 and U.S. 41, most with HOA dues and many with CDD assessments. If you're selling one of those homes, we review the district and the association up front so the numbers at closing aren't a surprise.

Getting to the closing table

Once you accept, a title company handles the title work and the closing. You set the date, and you can leave behind whatever you don't want to move, from the boat trailer to the old furniture in the barn.
