When the house comes to you from a parent

Many Holiday homes were bought in the 1960s, 1970s, and 1980s by people moving south to retire. Decades later, the owner has passed away or moved into care, and the heirs are in another state trying to handle a house they may not have seen in years.

How that house passes depends on how it was titled. A surviving joint owner, a trust, or an enhanced life estate deed can keep it out of probate. Otherwise, the estate usually goes through summary administration, which is available when the estate is small or the owner died more than two years ago, or through formal administration. Small block homes and what they need

The typical Holiday house is a one-story concrete block home with two or three bedrooms and a carport or a single-car garage that may have been enclosed years ago. Many still have their original kitchens and baths, older electrical panels, and roofs that won't pass an insurer's inspection. We've bought houses as-is for more than ten years, and a home that has sat closed up for months, with a musty smell and a yard gone wild, is nothing unusual to us.

Rentals that outlasted the plan

Plenty of Holiday homes that were once owner-occupied are now rentals, some kept by heirs who decided to rent rather than sell. Long-distance landlording is hard with older houses: repair calls, turnover, and tenants who stop paying. We buy rentals with tenants in place, and you don't have to fly down to manage an eviction first.

Right at the Pinellas line

Holiday sits on the Pinellas County line, next to Tarpon Springs, but it's unincorporated Pasco County. Permits, code enforcement, and property taxes all run through Pasco. Canal-front homes on the Gulf side of U.S. 19 are also in the area that took Helene's surge in 2024, so any flood claim or FEMA assistance on the property is something Florida now requires you to disclose.
