Sun City and the estate-sale flow

Sun City Texas is one of the larger age-restricted communities in the state, and it produces a continuous stream of estate and downsizing sales: houses owned by one couple for fifteen or twenty years, well maintained but not updated, now being sold after a death or a move into care.

Those are straightforward for us. The house does not need to be cleaned out or repaired, the association's resale certificate is part of the normal closing, and the whole sale can be handled remotely with signing before a notary wherever the family lives. That last point matters, because the sellers are usually adult children in another state.

The historic downtown

Georgetown has one of the better-preserved nineteenth-century courthouse squares in Texas, with surrounding residential historic districts where exterior work is subject to design review. The housing there runs from the 1880s through the early twentieth century.

Those houses bring knob-and-tube and cloth-insulated wiring, galvanized plumbing, pier-and-beam settlement, and roofs with layered repairs. Design review makes a compliant renovation slower and dearer, which is a genuine reason some of these houses trade as-is.

Everything in between

Between the two, Georgetown has grown steadily since the 1990s with subdivisions, HOAs, and in the newer developments utility or improvement district assessments that add to the annual cost and must be disclosed.
