Round Rock's expansion began in the late 1980s and 1990s, Cedar Park followed, then Leander and Hutto. Each wave is now reaching a predictable maintenance point: the 1990s houses are on their second roof and first foundation repair, the 2000s houses are replacing HVAC and water heaters, and clay soil movement affects all of them.
Because the housing looks conventional and the school districts are strong, sellers are often blindsided when a financed buyer's inspection produces a repair list that changes the deal.
Estate sales from the 55-plus communities
Georgetown's Sun City is one of the larger age-restricted communities in Texas, and there are others across the county. That produces a steady flow of estate and downsizing sales: houses owned by one couple for fifteen or twenty years, maintained but not updated, now being sold by adult children who live in another state.
Those are straightforward sales for us. The house does not need to be cleaned out, the association's resale certificate is part of the normal closing, and the whole thing can be handled remotely.
Districts and the tax rate in new developments
Leander, Hutto, and the newer parts of Georgetown and Round Rock include developments financed with municipal utility districts or public improvement district assessments. Those add to the annual cost, must be disclosed, and regularly surprise buyers relocating from outside Texas.

Georgetown is the county seat. The Williamson Central Appraisal District sets appraised values, the county tax assessor-collector bills in October for payment by January 31, and deeds and liens are recorded with the Williamson County Clerk.
Title companies close here. With HOAs nearly universal, the resale certificate usually sets the pace, and for an estate sale the probate documents do.
