The 1980s and 1990s housing is now the old housing
Cary grew fastest between the early 1980s and the late 1990s, drawn by the Research Triangle and the school district. Most of its single-family stock dates from then: two-story traditional houses in planned subdivisions with HOAs.
Those houses are now decades old and everything ages together: roofs replaced once and due again, original or once-replaced HVAC, polybutylene supply lines in the earlier vintage, cast iron drains, original panels, and windows at the end of their life.
Synthetic stucco reached the Triangle too
Charlotte is the better-known centre, but exterior insulation finish systems were used on Triangle houses in the same era. Installed without proper drainage details, they trap water and rot the sheathing and framing behind them.
It is invisible from outside and found by moisture probing during an inspection. A positive finding usually ends a financed contract because the repair scope is large and open-ended. We buy with it in place — send any moisture testing reports you have.
Crawlspaces and grading
Crawlspaces are common in Cary's older subdivisions, and Triangle humidity keeps them damp. Rot in joists and subfloor, mould, and eventually settlement follow — often compounded by grading and downspouts that direct water toward the foundation.
