Renting to Marines and sailors

Many houses around Jacksonville are rented to service members, and that market has its own risk: federal law lets a service member end a residential lease after receiving permanent change of station orders or deployment orders of 90 days or more, and on a monthly lease the termination takes effect 30 days after the next rent due date following written notice. A one-year lease can end months early.

Landlords who have owned through several turnover cycles often have houses with worn floors, tired HVAC, and repairs that were patched between tenants. Some owners are service members themselves who bought here, transferred away, and now manage from another state. We buy with a tenant in place or after move-out, and leases and deposits transfer at closing.

Florence in Jacksonville and along the New River

Florence came ashore near Wrightsville Beach in September 2018 and then stalled over the region for days. The New River rose well past flood stage, wind took roofs and trees across Jacksonville, and county officials counted thousands of damaged homes.

The leftovers show up in inspections now: roofs replaced in a hurry, water stains behind new paint, and claims that settled for less than the work cost. A house that cannot pass a buyer's inspection or get insured is a house we can still buy.

North Topsail Beach and the coastal barrier zone

Much of North Topsail Beach falls inside a unit of the federal Coastal Barrier Resources System. Inside those units, a building constructed after the area's flood insurance prohibition date cannot get a federal flood policy, and an existing policy cannot be renewed once the building is substantially damaged or improved. Without that coverage, many lenders will not write a mortgage, and VA loans are restricted there too.

The north end of the island has also fought erosion. In 2014 utilities were cut to about 20 oceanfront structures and owners shared the cost of a sandbag revetment through an assessment. CAMA oceanfront setbacks apply here as on the rest of the coast. Cash is often the only realistic route for these houses, and we buy them.

Swansboro's historic district and the 2027 revaluation

Swansboro has a local historic district where exterior changes, demolition, or moving a building require a certificate of appropriateness from the town's Historic Preservation Commission. That slows the kind of renovation an older waterfront house tends to need.

Countywide, Onslow's values have been in place since January 1, 2022, and the next revaluation is scheduled for January 1, 2027. Delinquent taxes can be paid from the sale proceeds.

Records, courts, and closing in Onslow County

Jacksonville is the county seat. Deeds and deeds of trust are recorded with the Onslow County Register of Deeds, the tax office sets and bills values, and the clerk of superior court in Jacksonville handles foreclosures and estates. Permits and code enforcement go to the city or the county, depending on whether the house is inside Jacksonville's limits.

A licensed North Carolina attorney handles the closing. If you are deployed or stationed elsewhere, the documents can usually be signed remotely or through a power of attorney.

Frequently asked questions

Will you buy my Jacksonville rental with a military tenant in it?

Yes. The lease and security deposit transfer to us at closing, and the tenant keeps their rights under the lease.

I got PCS orders and still own a house in Onslow County. Can I sell from another state?

Yes. Most of the closing can be done remotely, and a licensed North Carolina attorney handles it.

Do you buy at North Topsail Beach where flood insurance is limited?

Yes. The coastal barrier rules block many financed buyers, but they do not stop a cash purchase.

Do you buy houses that still have Florence damage?

Yes, repaired, partly repaired, or untouched.

When does Onslow County revalue next?

The next revaluation is scheduled for January 1, 2027, five years after the 2022 values took effect.
