Land that passed down without a probate
The Richmond Fed's 2024 analysis listed Northampton among the eastern North Carolina counties with especially high concentrations of heirs' property. When an owner dies without a will and no estate is opened, the house and land pass to all the heirs together, and with each generation the number of owners grows.
A buyer needs every owner's signature, or a court process through the clerk of superior court, to get clear title. That is why so many of these houses sit vacant: nobody can sell them alone, and nobody wants to pay to fix them. We buy these houses anyway, reach out to each heir, and can have the estate opened as part of the purchase.
Lake Gaston on the Northampton side
Lake Gaston's shoreline is managed by Dominion Energy, not the county. A new or changed pier, riprap, dredging, or shoreline clearing needs a Dominion shoreline use permit, and existing structures pass to a new owner only through a Dominion transfer that requires the deed and a drawing or photo of what is there.
Older lake cabins, docks added onto over the years, and structures with no permit history are common around Gaston. We buy them as they stand and take care of the Dominion transfer after closing.
Empty houses, rural systems, and the 2023 values
Away from the lake, much of the housing in Rich Square, Woodland, Seaboard, Jackson, and the countryside is older frame houses and brick ranches, many on wells and septic systems, along with manufactured homes on family lots. A house that has been empty for years usually has roof leaks, plumbing damage, or a septic system nobody has checked.
Northampton County's current values took effect January 1, 2023, and the next reappraisal is scheduled for 2031. Back taxes on a vacant house do not have to be cleared first; the closing attorney pays them from what the sale brings in.

Records, courts, and closing in Northampton County
Jackson is the county seat. The Northampton County Register of Deeds in Jackson records deeds and deeds of trust, and the clerk of superior court there runs foreclosure hearings and keeps estate files, which is where heirs' property cases usually start. The county tax office sets and bills values.
A licensed North Carolina attorney handles the closing and confirms from the estate file and the deed records exactly who has to sign.

The house has been empty for years. Do I need to clean it out?
