ECU rentals and Greenville's three-unrelated rule

The City of Greenville caps a single-family dwelling at no more than three unrelated occupants, and the city's code enforcement division handles complaints about it. A house near campus rented by the room to four or five students is worth what three lawful occupants can pay, not what the current rent roll shows, and a buyer's lender or appraiser will underwrite it that way.

Many of the rentals around ECU are older houses that have absorbed years of student wear: patched drywall, tired floors, aging HVAC, and exterior work put off from one lease to the next. We buy them occupied or between semesters, and the leases and security deposits transfer at closing.

The Tar River after Floyd

In September 1999, Hurricane Floyd pushed the Tar River at Greenville to a record crest that still stands. Afterward, hundreds of flooded properties in Greenville and across the county were bought with federal hazard mitigation money and cleared. Pitt County's own program acquired about 120 flood-prone properties after several hurricanes, and that land has to stay open space.

The houses that remain near the river and its creeks often sit in a mapped flood zone. A federally backed mortgage requires flood insurance there, and a high premium quote is a common reason a financed contract falls apart late. We buy in the floodplain, including houses that took water and were only partly repaired. Tell us when it flooded and what was done afterward.

The 2024 revaluation and farm land outside Greenville

Pitt County revalued all real property effective January 1, 2024, and the next revaluation is scheduled for 2028. Values hold steady in between and then reset in one step. A landlord with no owner-occupant relief, or an heir paying taxes on a house nobody lives in, feels that step first. Taxes that have fallen behind are paid from the closing proceeds.

Beyond the city, much of Pitt is cropland, and many houses sit on farm parcels enrolled in present-use value. When the land leaves qualifying use after a sale, the deferred taxes for the three prior years plus interest come due. Let us know if your parcel is enrolled and we build that into the offer.

Records, courts, and closing in Pitt County

Greenville is the county seat. Deeds and deeds of trust are on file with the Pitt County Register of Deeds, the clerk of superior court in Greenville hears foreclosures and keeps estate files, and county tax administration sets and bills values. Occupancy and zoning questions inside the city go to the City of Greenville.

A licensed North Carolina attorney handles the closing. If a contractor has worked on the house recently, say so, because a North Carolina mechanics' lien can relate back to the day the work began.

Frequently asked questions

Will you buy a Greenville rental with more than three unrelated tenants on the lease?

Yes. We price it on what three unrelated occupants can lawfully pay, and the existing leases and deposits transfer at closing.

Do you buy houses near the Tar River that flooded?

Yes, whether the flooding was in Floyd or a later storm, and whether the house was repaired, gutted, or left as it was.

When is Pitt County's next revaluation?

The state's schedule puts it in 2028, four years after the 2024 revaluation.

Can I sell my Pitt County house if I'm behind on property taxes?

Yes. The delinquent amount is paid out of the closing proceeds.

Do you buy student rentals that are empty between semesters?

Yes. A vacant rental near campus is fine, and so is one with damage left by the last tenants.

Do you buy outside Greenville?

Yes, including Winterville, Ayden, Farmville, Grifton, Bethel, Fountain, Falkland, Grimesland, and Simpson.
