The 2027 reappraisal

Hertford County's current values took effect January 1, 2019. The next reappraisal is scheduled to take effect January 1, 2027, so eight years of price change will show up in a single step.

Owners deciding whether to keep an inherited or vacant house often want to settle it before the new bills arrive. You can sell before or after the change, and taxes that are behind are paid from the closing proceeds.

Ahoskie Creek and the Chowan River

Major flood stage on Ahoskie Creek at Ahoskie is 15 feet. The creek set its record of 17.3 feet in Floyd in 1999 and reached 15.4 feet in Matthew in 2016. At 14 to 15 feet the National Weather Service expects businesses along South Academy Street to flood, and at 16 feet homes near Ahoskie Creek Park begin to take water.

Hertford is also one of North Carolina's 20 CAMA coastal counties, so building, piers, and bulkheads near designated estuarine shoreline along the Chowan River can require a CAMA permit. We buy houses with flood history and waterfront lots with old structures as they are.

Murfreesboro rentals and older town houses

Murfreesboro is home to Chowan University, and houses near campus are often rented to students or staff. Ahoskie and Murfreesboro also have many older frame houses and mid-century brick homes with the usual problems for their age: crawlspace moisture, old wiring, and roofs at the end of their life.

We buy rentals with tenants in place, and leases and security deposits transfer at closing. Family land held by several heirs is also common in the rural parts of the county, and we work with every heir to get it sold.

Records, courts, and closing in Hertford County

Winton is the county seat. The Hertford County Register of Deeds records deeds and deeds of trust, the clerk of superior court in Winton hears foreclosures and keeps estate files, and the county tax office sets and bills values.

A licensed North Carolina attorney handles the closing, and delinquent taxes and any mortgage payoff come out of the proceeds before the rest is paid to you.

Do you buy student rentals near Chowan University with tenants?

Yes. Leases and deposits transfer at closing.

Can several heirs sell a Hertford County house together?
