The Catawba below Lake James during Helene

Lake James reached its highest level on record during Helene, 110.75 feet, well above the previous record of 107 set by Hurricane Frances in 2004. The Catawba below the dam rose to levels never recorded before, damaging or washing away houses along the river near Glen Alpine and spilling into low parts of Morganton, including commercial property along U.S. 70.

A house in that stretch may now sit in a flood zone a buyer's lender treats differently, or carry repairs done in a hurry. We buy flooded houses at any stage. Burke homeowners are also eligible for the state's Renew NC repair program, and if you have an open application with it or with a county buyout, tell us, since it can affect timing.

Valdese, Henry River, and the mill-era stock

Valdese grew around hosiery and textile mills. The Pineburr Hosiery Mill was added to the National Register in 2025, and much of the town's older housing dates from the decades when the mills were running. In eastern Burke, the Henry River Mill Village is a National Register district of largely unaltered mill houses, and Drexel, Hildebran, and Connelly Springs have their own stock from the same era.

Mill houses are usually small frame houses on piers or shallow crawlspaces, often with original wiring, galvanized plumbing, and porches or rear additions built without permits. Those are the findings that end financed sales, and none of them have to be fixed before we buy.

Lake lots and Morganton's preservation review

Lake James and Lake Rhodhiss are Duke Energy reservoirs, and docks, boat lifts, and shoreline stabilization on them need a Duke Energy lake use permit. A dock that was added or rebuilt without one, or one damaged in the 2024 flood, is a common reason a lake sale stalls.

Morganton's Historic Preservation Commission reviews exterior changes to local landmarks and to properties in the city's local historic districts. Houses that sit only in one of Morganton's National Register districts do not need that review. We buy either way and sort out the approvals ourselves.

Records, courts, and closing in Burke County

Morganton is the county seat, and the Burke County Register of Deeds there holds deeds and deeds of trust. Foreclosure hearings and estate files run through the clerk of superior court in Morganton. Current tax values took effect January 1, 2023, and the next revaluation is scheduled for 2027.

A licensed North Carolina attorney closes the sale. If storm repairs are under way, let us know who did the work, since mechanics' liens in North Carolina can relate back to the first day of work.

Frequently asked questions

My house near the river in Glen Alpine flooded. Will you make an offer?

Yes. Tell us how high the water came and what has been done since. We buy before, during, or after repairs.

Do you buy old mill houses in Valdese?

Yes, including houses with original wiring, old plumbing, and additions that were never permitted.

I applied to Renew NC or a buyout. Can I still sell to you?

Usually, but tell us the status first, because an open application can affect timing and what has to be withdrawn.

Will you buy a Lake James house with a dock problem?

Yes. Send what you know about the dock's permit history and any storm damage.

When is Burke County's next revaluation?

It is scheduled for 2027. Current values took effect January 1, 2023.
