Behind on Henry County property taxes
Georgia counties can collect delinquent property taxes in two ways. Under the more familiar tax sale process, the owner generally has 12 months after the sale to redeem. Henry County's tax commissioner holds judicial in rem tax sales for real property on the first Tuesday of the month, and under that process the owner's right to redeem after the sale lasts 60 days, after which the sale becomes final.
Before the sale, the property can still be redeemed by paying what is owed. That is the window to sell: taxes, interest, and costs are paid from the closing proceeds, and the remaining equity stays with you. If you have received notice of an in rem tax foreclosure or seen the parcel on the tax sale list, send us the parcel number and the sale date.
Manufactured homes are treated differently. A home on land the owner does not own is taxed as personal property, billed January 1 and due April 1, and must display a current decal. The tax commissioner also sells delinquent mobile homes, and those sales carry no redemption period.
Farmland and conservation use covenants
Parts of south and east Henry are still acreage, some of it enrolled in Georgia's conservation use program. A conservation use covenant runs ten years and lowers the tax bill in exchange for keeping the land in agricultural or timber use. If the covenant is breached, the penalty is twice the tax savings for each year of the covenant to date, plus interest, it applies to the entire tract, and it becomes a lien on the property.
A breach caused solely by the death of an owner who signed the covenant is one of the statutory exceptions, which matters for inherited land. The Board of Assessors can tell you whether a parcel is enrolled and when its covenant began. We buy land under a covenant; its status changes the numbers, not whether we can buy.
Four cities, and a mailing address that may not match
A McDonough, Stockbridge, Hampton, or Locust Grove mailing address does not mean the house is inside that city. Each of the four cities handles its own zoning, permits, and code enforcement within its limits, and everything else falls under Henry County code enforcement and planning. Which government has the parcel decides where we look for open code cases and permit history.
The housing follows the same north-to-south line. Stockbridge and north Henry have more 1970s through 1990s ranches and split-levels, which come to us with crawlspace moisture, aging roofs, and original systems. McDonough, Locust Grove, and Hampton grew later, mostly in HOA subdivisions, where the issues are builder-grade components reaching the end of their life and association balances.

Records, courts, and closing in Henry County
McDonough is the county seat. Deeds, security deeds, liens, and tax executions are recorded with the Henry County Clerk of Superior Court and are searchable statewide; estates run through the Henry County Probate Court. The Board of Assessors sets value and administers conservation use, and the Tax Commissioner bills, collects, and conducts the tax sales.
A licensed Georgia attorney closes the sale. Delinquent taxes, a recorded tax execution, and any conservation use penalty are paid from the proceeds, so none of them have to be cleared before you request an offer.
How to request a cash offer on a Henry County property
Use the form at the top of the page or call or text (786) 914-1017. For a Henry County property, the callback covers: whether the parcel is inside one of the four cities, whether the taxes are current and, if not, whether a tax sale date has been set, whether a manufactured home is still separately titled, and whether any land is under a conservation use covenant.
A scheduled tax sale is the one hard deadline, so tell us about it first. After that, the things that move the number or the closing date are the condition of the house, a covenant penalty, an HOA statement, a tenant in place, and whether an estate has to be opened before anyone can sign. The offer is written and shows how we reached it, and nothing needs to be repaired or cleaned out first.
Frequently asked questions
Can you buy my Henry County house before the tax sale?
Often yes, if there is time to clear title and close before the sale date. The taxes, interest, and costs are paid at closing. Send the parcel number and the sale date as soon as you have them.
My house already sold at a Henry County tax sale. Is it too late?
Not always. After a judicial in rem sale, the owner has 60 days to redeem, and then the sale becomes final. Speak with a Georgia attorney immediately, because that window is short.
Do you buy manufactured homes in Henry County?
Yes, on owned land. Tell us whether the home is still separately titled or has been converted to real property, and whether its taxes and decal are current.
Will selling my farmland trigger a conservation use penalty?
It can, if the covenant is breached by the sale. Any penalty is paid from the proceeds at closing. A breach caused solely by the death of a covenanting owner is exempt, so confirm the status with the Board of Assessors.
Is my house in McDonough or unincorporated Henry County?
The mailing address does not settle it. The parcel record shows the jurisdiction, and that decides whose code and permit records apply.
Do you buy rentals with tenants in Henry County?
Yes. The lease and security deposit transfer at closing, so no one has to move out.
