A city built in one generation

Johns Creek's housing went up overwhelmingly between the early 1990s and the late 2000s, in planned subdivisions with HOAs and basements. The stock is unusually uniform: large two-story houses, brick and stucco or siding, on similar lots.

The earliest of those houses are now reaching 30 years old, and their systems arrive at the same point together — first or second roof replacement, original HVAC at the end of its life, water heaters, and the first serious basement moisture problems. Because the houses look new, an inspection report reading like an older house catches sellers off guard.

Stucco and synthetic stucco

Some houses built in this era used synthetic stucco cladding, and where it was installed without proper drainage details, water gets trapped behind it and rots the sheathing and framing. It is not visible from outside, and it is found by moisture testing during a buyer's inspection.

A finding like that will normally end a financed contract, because the repair scope is large and open-ended. We buy with it in place. If you have had moisture testing done, send the report.

Basements and drainage

Basements are near-universal here, and red clay with heavy rainfall produces seepage, poor grading, and mould behind finished basement walls. Unpermitted basement finishing is common and adds an appraisal and insurance question on top of the moisture one.

Neither has to be addressed before closing. Tell us what was done and roughly when.

Frequently asked questions

Will you buy a house with synthetic stucco moisture damage?

Yes. It is a frequent reason a financed sale fails here. Send any moisture testing reports you have.

Do you buy newer houses that need a roof and HVAC?

Yes. First major systems replacements arriving together is the most common situation in Johns Creek.

Do you buy houses with basement water and mould?

Yes. Neither has to be remediated first.

Can you buy a house with an unpaid HOA balance?

Yes. The balance appears on the association's statement and is paid from your proceeds.

I live out of state and inherited a Johns Creek house. Can I sell remotely?

Yes. The closing attorney arranges signing where you live and wires your proceeds.
