Across the river, the mainland grew up around Canal Street, the city's historic downtown. Wood-frame homes from the early 1900s and block houses from the postwar decades often need roofs, plumbing, and wiring, and some have additions that were never permitted.

Short-term rental rules to check

Whether a home can be rented to vacationers depends on its zoning, its location, and, for condos and HOA homes, the association's own rules. City and county rules differ, and some beachside areas near New Smyrna Beach, such as Bethune Beach, are unincorporated. Buyers who plan to keep renting ask about this first. Newer homes toward I-95

On the mainland's western side, toward I-95 and along State Road 44, the city has added newer subdivisions. These homes come with HOA dues and sometimes other assessments on the tax bill.
