Investment properties we buy

  • Single-family rentals and townhomes
  • Duplexes, triplexes, and fourplexes
  • Small multifamily buildings
  • Condos held as rentals
  • Renovation projects that stalled or went over budget
  • Vacant land and teardown lots
  • Properties you own in another state

Why investors sell directly

A direct sale is often simpler for investment property. There is no need to vacate tenants, complete a turnover, or finish a renovation to satisfy retail buyers and their lenders. Buyers of investment property understand rent rolls, cap rates, and deferred maintenance, so the conversation is about numbers, not staging.

Investors also sell to reposition: moving equity into a different market, simplifying a portfolio, or letting go of properties that take too much management.

What we review

  • Rent roll, leases, and security deposits
  • Operating expenses, including taxes, insurance, and utilities
  • Condition, capital needs, and any open permits or violations
  • Occupancy and any tenant issues
  • Zoning and permitted use for multifamily and mixed-use properties

Taxes, 1031 exchanges, and timing

Selling an investment property can trigger capital gains tax and depreciation recapture. If you plan a 1031 exchange, your proceeds must go to a qualified intermediary, and strict identification and closing deadlines apply. Talk with your tax advisor before you sign, and tell us about any exchange so we can coordinate the closing timeline with your intermediary.

Stalled projects and partial renovations

If a renovation ran out of budget, a contractor walked off, or permits expired, the property can be hard to finish or sell. We review partially completed work, open permits, and the remaining scope, and make an offer on the property as it stands.
