Houses on the north side of the city and along the creeks draining into the lake may fall in a flood zone or back up to conservation land, and Hurricane Ian in 2022 showed how quickly low areas across Seminole County can take on water. Winter Springs has a lot of pool homes, and after thirty or forty years, the same list tends to come due:
