Polk is one of Florida's largest counties by land area, and its housing changes from town to town. Lakeland and Winter Haven have 1920s bungalows near their downtown lakes. Bartow, Lake Wales, and Fort Meade have older wood-frame houses from the citrus and phosphate years. Northeast Polk, around Haines City, Davenport, and the Polk side of Poinciana, is filled with subdivisions, most of them built since the 2000s.

Sinkholes, storms, and insurance

Polk sits over limestone, and sinkholes are a known risk here, as they are across west-central Florida. A standard Florida homeowners policy covers catastrophic ground cover collapse, but broader sinkhole coverage is often optional, and a past claim tends to follow a house. If yours has cracks, a prior claim, or an engineering report, share what you have. We factor it into the offer rather than asking you to investigate first.

Wind is the other risk. Hurricane Charley crossed Polk in 2004, and Hurricane Milton brought wind, flooding, and tornado damage to the county in October 2024. Many insurers will not write a policy on an older roof, and four-point inspections are routine on older homes. If a buyer cannot get insurance, a financed sale can fall apart late. Ours does not depend on that.

Newer subdivisions and CDD assessments

Many of Polk's newer master-planned neighborhoods, especially in the northeast near US 27 and I-4, are inside Community Development Districts. CDD assessments appear on the property tax bill alongside HOA dues, and together they can make a house expensive to carry. Owners who bought new sometimes need to sell sooner than planned, while a builder is still selling new homes down the street. We look at the CDD, the HOA, and the condition, and make an offer on the home as it stands.

City or county jurisdiction

Polk has large unincorporated areas, and a Lakeland or Lake Wales mailing address does not mean a property is inside city limits. Whether the city or the county handles permits and code enforcement matters when there is an open permit, an unpermitted addition, or a code case. Unpaid code fines can become liens under Florida law. On a homestead, such a lien generally cannot be foreclosed, but it usually has to be paid or resolved at closing. Probate, foreclosure, and closing in Polk

Bartow is the county seat, and Polk's cases are handled by the 10th Judicial Circuit. Florida foreclosures go through the courts, which takes months, and owners often still have time to sell before a sale date is set. For an inherited house, the contract can be written around the probate court's timeline, whether the estate qualifies for summary administration or needs formal administration. Once you accept an offer, a title company searches the title, requests lien and estoppel information, and pays off any mortgage or liens from the proceeds. The deed carries documentary stamp tax of $0.70 per $100 of the sale price, and your contract says who pays each cost.
