Two counties, no city
Lakewood Ranch isn't incorporated. Homes on the Manatee side answer to Manatee County for permits and code enforcement, and homes on the Sarasota side answer to Sarasota County, with a different property appraiser and tax collector. Your deed, tax bill, and permit history will all point to one county or the other. We confirm which one before making an offer.
What you pay beyond the mortgage
Most Lakewood Ranch neighborhoods are served by a community development district or a similar special district, and its assessments appear on your property tax bill. On top of that, you'll usually pay a master association and often a neighborhood association. Buyers add up every one of those charges when they compare homes. We look at the full tax bill, including any CDD bond balance still attached to the lot, and at each association that will issue an estoppel letter.
Competing with new construction
Builders are still selling new homes in and around the community, often with incentives an individual seller can't match. If your home is ten or fifteen years old, a buyer may compare it with a brand-new model nearby and ask for updates or a price cut. A direct sale skips that comparison. We price the home as it is, dated finishes included.
Aging roofs, pools, and storm repairs
The first Lakewood Ranch neighborhoods went up in the late 1990s, and many homes built since are reaching the age when several expensive systems wear out around the same time. Common items on that list:
- Shingle roofs from the 2000s that are due for replacement or hard to insure
- Original air conditioning systems and water heaters
- Pool resurfacing, torn screen enclosures, and lanai damage
- Wind and water damage from Milton, whether or not a claim was filed
- Exterior projects stalled while waiting on architectural review
Relocations and quick moves
Many Lakewood Ranch owners relocated from other states, and some are moving again for a job, family, or health. If you need to go before the house sells, we can close on your date or a later one, and you can leave behind furniture you don't want to ship.
