The City of Bradenton is much smaller than the area people call Bradenton. Communities such as Bayshore Gardens, Samoset, Oneco, and much of West Bradenton and South Bradenton are unincorporated, so Manatee County, not the city, issues their permits, enforces code, and makes floodplain decisions. Near the river and the Village of the Arts

Close to downtown and the Riverwalk, Bradenton's older streets have bungalows and frame houses from the early 1900s through the 1940s. The Village of the Arts, a short walk from downtown, is a neighborhood of older homes where many owners live and work in the same building.
