Manufactured homes: land you own or land you lease

North Fort Myers has a large number of manufactured homes, many in 55+ communities. How one sells depends on the land underneath it. If you own the lot and the home is classified as real property, it transfers with a deed and a normal title closing, just like a site-built house. If the home sits on a rented lot in a land-lease community, you own only the home, and the community usually has a say in who buys it.

Older manufactured homes are especially exposed to wind, and many in the area were damaged in Ian. We buy manufactured homes on land the seller owns, damaged or not. If yours is in a land-lease community, tell us, and we'll say plainly whether it's something we can make an offer on.

Canal homes on the north side of the river

Closer to the Caloosahatchee, North Fort Myers has neighborhoods of block homes on canals that lead out to the river. Many were built before current flood elevation requirements, so they sit lower than a new house would have to. Ian's surge flooded parts of this waterfront, and homes in flood zones went through Lee County's substantial damage reviews. Seawalls along these canals belong to the homeowner, so a wall the surge cracked or undermined is the owner's cost to fix.

If the county sent you a substantial damage letter, or you're weighing whether elevating is worth it, you can sell the house as it stands. We factor the floodplain requirements into our offer.

Acreage and rural parcels

North and east of the more built-up areas, North Fort Myers turns rural, with homes on large lots and acreage, some with barns, horse fencing, or older mobile homes added over the years. These properties can have unusual permit histories, private wells and septic systems, and access by private or unpaved roads. Buyers relying on a standard mortgage often struggle with them. We look at the land and every structure on it together.

A long-held home, sold by the family

Many North Fort Myers owners have lived in their homes for decades, and a sale often follows a death, a move into assisted living, or a move closer to family. If the house is still full, keep what matters to you and leave the rest. If the estate has to go through probate, the closing date can be set around the court's schedule.

Yes, when the land is owned along with the home. For homes in land-lease communities, contact us and we'll tell you whether we can help.

Is North Fort Myers part of the City of Fort Myers?

No. It's unincorporated Lee County, so county offices handle permits, code enforcement, and flood reviews.

Will you buy acreage with an older house on it?

Yes. We evaluate the land and any structures, including homes that need major repairs or should come down.

My canal home flooded in Ian. Do I have to elevate it before selling?
