Is your house in the City of Fort Myers?
A Fort Myers mailing address covers far more ground than the city itself. Iona, San Carlos Park, and many of the golf and gated communities south of the city are in unincorporated Lee County, even though the envelope says Fort Myers.
That matters when you sell. The city handles permits and code enforcement inside its limits, and the county handles them outside. Open permits, code fines, and unpaid utility charges follow the property, so we check the correct government's records before making an offer.
Older homes near downtown and McGregor Boulevard
The neighborhoods closest to downtown hold the city's oldest houses. Dean Park and Edison Park are historic districts with homes largely from the 1910s through the 1930s, and McGregor Boulevard, known for its rows of royal palms, runs southwest from downtown past the Edison and Ford Winter Estates. Inside a designated district, exterior work such as new windows, a new roof, or an addition may need historic review before it can be permitted.
Age brings familiar problems: original plumbing, wiring an insurer won't accept, termite damage in wood framing, and additions nobody permitted. East of downtown, in the historic Dunbar community, many homes have stayed in one family for decades and now pass to heirs. When the Caloosahatchee came ashore
Ian's surge pushed up the Caloosahatchee and flooded the downtown waterfront and low neighborhoods along the river and its creeks. Many houses in those areas were built long before current flood elevations, so a flooded older home can be hard to insure, finance, or rebuild. Condo towers and rental houses
Downtown and riverfront condo towers, along with older mid-rise buildings around the city, fall under Florida's post-Surfside rules: milestone inspections for many buildings three stories or taller, and structural integrity reserve studies.
