Quail Valley and the growth that followed

Quail Valley is the older core, developed around golf courses from the late 1960s and 1970s, and it holds the city's most dated housing stock. From the 1980s onward Missouri City filled in with subdivisions running south and west, and newer development continues.

The older houses bring the era's problems: roofs on their second or third replacement, cast iron drains, galvanized or polybutylene supply, original panels, and slab movement on Fort Bend clay. The 1990s and 2000s houses are now reaching their own first major replacements.

Two counties, one city

Most of Missouri City is in Fort Bend County, but part of it sits in Harris. That changes which appraisal district sets the value, which tax office bills it, and which county clerk holds the deed records.

Flooding and drainage

Missouri City has flood exposure from rainfall and from the broader Brazos basin, and Harvey affected parts of the city. Some neighborhoods sit behind levees or rely on detention, and being inside or outside those systems changes both insurance and buyer confidence.

Homes that flooded often carry unfinished repairs and unresolved claims, and in a mapped flood zone the substantial improvement rule can require a heavily repaired house to meet current standards. We buy at any stage.
