Two Irvings

South and central Irving were built out in the 1950s, 1960s, and 1970s: modest brick and frame houses on slab, close to the old downtown and the original commercial corridors. Las Colinas, Valley Ranch, and the north side came later, with 1980s through 2000s housing, master planning, and HOAs.

The two halves sell very differently. The older houses are frequently rentals or long-held family homes with original systems, and they are the ones a financed buyer's inspection turns into a negotiation.

What the inspections find

Foundation movement on expansive clay, deteriorated cast iron sewer lines, galvanized water supply, aluminum branch wiring in early-1970s houses, original panels, and HVAC at the end of its life. Add hail damage to the roof — North Texas roofs often carry more than one claim — and the house becomes hard to insure and therefore hard to finance.

You do not need to address any of it. We look at the property as it is and explain how we got to the number.

Rentals, airport proximity, and absentee owners

Irving has a large rental market, helped by its location between Dallas and Fort Worth and next to DFW Airport. Many single-family rentals here are owned by small landlords, some out of state, and managed at a distance. Aircraft noise affects parts of the city and shows up in buyer behavior.

Occupied sales are straightforward: the lease and deposit transfer at closing and the tenancy continues, so nothing has to be turned over or vacated first.
