Flood exposure runs from the Brazos to the Gulf
The lower Brazos, the San Bernard, and Oyster Creek all cross Brazoria County on their way to the Gulf, over ground that is close to flat. The Brazos flooded badly enough in 2016 to force evacuations, and Harvey pushed it to record levels in 2017; federal flood mapping from that event covers the river from Holiday Lakes past West Columbia and Brazoria toward Lake Jackson. Beryl came ashore just down the coast in 2024 and brought down trees onto houses and power lines across the county.
Once a house in a mapped flood zone has flooded, repairs can trigger the substantial improvement rule: when the cost reaches a threshold share of the structure's value, local floodplain rules generally require it to be brought up to current standards, which can mean elevation. That is why some Brazoria County houses sit gutted for years. We buy them at whatever stage they are in.
Windstorm certificates and the beachfront
Brazoria is one of the fourteen first-tier coastal counties where the Texas Windstorm Insurance Association writes wind and hail coverage. TWIA requires a windstorm certificate of compliance, issued by the Texas Department of Insurance as a WPI-8 or WPI-8-E, before it will cover a new structure, an addition, or a replaced or substantially repaired roof. A roof put on after a storm without that inspection can leave the house uninsurable for wind, and an uninsurable house cannot carry a mortgage. Some older houses that were never certified can still get TWIA coverage, but at a surcharge.
Property on the Gulf side of the Intracoastal Waterway, including Surfside Beach and Quintana, adds two more layers. Texas law requires a statutory coastal notice in the sales contract warning the buyer about erosion and the public beach easement. Construction near the beach also goes through a local beachfront permit with General Land Office review. Both slow a conventional sale; neither changes ours.
Levees, drainage districts, and MUDs on the tax bill
Freeport, Clute, Lake Jackson, Richwood, Oyster Creek, Quintana, and Surfside Beach sit inside the Velasco Drainage District, which maintains roughly fifty miles of levees, including the hurricane flood protection system around Freeport. The appraisal district lists seven drainage districts with taxing authority in the county, among them the Angleton Drainage District, Brazoria Drainage District No. 4 around Pearland, and districts serving Alvin, Iowa Colony, and Danbury. Much of the newer suburban housing is also inside Municipal Utility Districts.
Each district is a separate line on the tax bill. Districts that provide water, sewer, drainage, or flood control also trigger the statutory notice Texas requires before a buyer signs. Pearland straddles Brazoria, Harris, and Fort Bend counties, so which appraisal district values a Pearland house depends on which side of the line it sits. We sort that out from the parcel record.

Courts, records, and closing in Brazoria County
Angleton is the county seat. The Brazoria Central Appraisal District, known before 2026 as the Brazoria County Appraisal District, sets values and handles exemptions. The county Tax Assessor-Collector bills and collects, and runs tax resales on the first Tuesday of the month. Deeds, liens, releases, and affidavits of heirship are recorded with the Brazoria County Clerk.
Brazoria County has no stand-alone statutory probate court. By statute, each of its four County Courts at Law also sits as the Probate Court of Brazoria County, and estates are heard there. If a case is already open, send us the cause number. A title company closes the sale, and Texas charges no transfer tax on the deed.
Frequently asked questions
Do you buy houses that flooded when the Brazos came up?
Yes. Tell us how high the water got, what was removed or repaired, and whether a claim was paid. We buy at any stage, including houses that were gutted and never rebuilt.
My roof was replaced after Beryl without a windstorm inspection. Can I still sell?
Yes. Without the certificate the house may not qualify for TWIA coverage, which shuts out most financed buyers. It does not affect a cash purchase. Send us what was done and when.
Will you buy a beach house in Surfside Beach?
Yes, including raised houses used as rentals. The coastal notice and the beachfront rules are part of our review, not a reason to walk away.
Does it matter that my Pearland house is in a MUD or a drainage district?
It changes the tax bill and requires a disclosure, but it does not stop a sale. We account for every district on the parcel before we make an offer.
I inherited a house in Brazoria County and nothing has been filed. What now?
Title has to be cleared first, through probate in the county courts at law, a muniment of title, or an affidavit of heirship the title company accepts. We can tell you early which one the house is likely to need.
Do you buy rentals with tenants in Lake Jackson or Freeport?
Yes. The lease and the security deposit transfer to us at closing, so no one has to be moved out first.
