Student rentals and Boone's two-person rule

Inside Boone, most residential and neighborhood business districts allow one family or no more than two unrelated people per dwelling unit. A few districts allow up to four unrelated, and the unit must have at least one bedroom for every two unrelated occupants. The town investigates occupancy complaints and enforces when an owner does not comply.

That rule decides what a house near campus is worth. A four-bedroom house leased by the room to four students in a two-person district carries a rent roll a buyer cannot legally keep. We price Boone rentals on the occupancy the zoning allows and buy them with students in place or between leases. Leases and deposits transfer at closing.

Short-term rentals in town and on the mountain

Boone permits whole-house vacation rentals only in its downtown and business districts. In residential districts the town allows homestays, where a full-time resident lives on the property and is present during the stay. Both need a zoning permit renewed every year. An investor house in a Boone residential district that was run as a nightly rental has no permit path to keep operating that way.

Beech Mountain counts the large majority of its housing units as seasonal, and its rental owners file an affidavit of compliance with the town each January and report occupancy tax. If you own a second home or condo on Beech Mountain, Seven Devils, or in Blowing Rock and have rented it, tell us what permits and filings are current. It affects price and is easier to sort out early.

What Helene did here

In September 2024 Boone Creek flooded parts of the App State campus and the streets around it, the town condemned more than 140 housing units in the first weeks, and at least two mobile home parks were largely destroyed. Landslides struck across the county, and in the remote western end some houses were destroyed outright and rescue crews reached others on horseback.

We buy houses with flood or slide damage at any stage: untouched, gutted, or half-rebuilt. A house reached by a private gravel road or private bridge that washed out is still a house we will look at. Tell us what failed and what has been repaired, and send any engineer's letter or flood determination you have.

Records, courts, and closing in Watauga County

Boone is the county seat, and the courthouse, the Register of Deeds, and the tax office are all there. Foreclosure hearings and estate files go through the clerk of superior court in Boone. The county's last reappraisal took effect January 1, 2022, and the next one takes effect January 1, 2027. Back taxes can be paid out of the sale proceeds.

A licensed North Carolina attorney closes the sale. Many Watauga owners live elsewhere, and the closing can be handled without you traveling here. If contractors worked on the house after the storm, tell us, since a mechanics' lien can relate back to the day the work began.

Frequently asked questions

Will you buy a Boone rental with more tenants than the zoning allows?

Yes. We price it on the legal occupancy for its district, and the current leases transfer at closing.

Can I sell a Beech Mountain or Seven Devils second home without coming back to North Carolina?

Yes. The closing attorney can send the documents to sign where you live, so you do not have to travel.

My Boone house was a nightly rental. Does the town's short-term rental rule matter to you?

It matters to price, not to whether we buy. Tell us which permit, if any, the property held.

Do you buy houses that Helene flooded or that sit below a slide?

Yes, repaired or not. Send what you have from inspectors, engineers, or the insurer.

Does the 2027 reappraisal change your offer?

No. Our offer reflects the house. Some owners sell ahead of the new values, and unpaid taxes come out of the proceeds.

Do you buy in Valle Crucis, Foscoe, and the rest of rural Watauga?

Yes, including houses on private roads and family land.
