Lake Gaston and Kerr Lake rules
On Lake Gaston, Dominion Energy controls shoreline construction under its federal hydropower license. New piers, changes to existing ones, riprap, dredging, and vegetation removal need a Dominion agreement, and when a lake house sells, the license for an existing pier is transferred through Dominion with the new deed and a drawing or photo of the structure.
On Kerr Lake, the Army Corps of Engineers issues dock permits that cannot be transferred. A new owner has 14 days to apply in their own name or must remove the dock. We buy on both lakes with docks permitted, grandfathered, unpermitted, or falling apart.
Warrenton's Historic District Commission
Warrenton has a local historic district. The town's Historic District Commission must issue a certificate of appropriateness before exterior or landscaping work starts on a designated property, and approved work must begin within a year.
That review slows the roof, siding, porch, and window work a 19th- or early-20th-century house usually needs. We buy inside the district as-is, and the approvals become our task after closing.
Vacant family houses and heirs' property
Much of rural Warren County is family land, and many older houses have sat empty after an owner died, with the title still in a parent's or grandparent's name. When heirs live out of state, the house can go years without repairs while taxes build up.
Warren County revalued effective January 1, 2025, and its next revaluation is not scheduled until 2033. Delinquent taxes are paid from the closing proceeds, and the estate can be opened with the clerk of superior court as part of the sale.

Records, courts, and closing in Warren County
Warrenton is the county seat and home to the Warren County Register of Deeds, the clerk of superior court, who handles foreclosures and estates, and the county tax administrator. Pier and shoreline questions go to Dominion Energy on Lake Gaston and to the Corps on Kerr Lake.
A licensed North Carolina attorney handles the closing. Mention any recent work on the house or pier, since a contractor's lien in North Carolina can relate back to the start of the work.
Frequently asked questions
Will you buy a Lake Gaston house with an old or unpermitted pier?
Yes. Tell us what you know about the pier's history, and the Dominion transfer or rebuild becomes our job after closing.
Does a Kerr Lake dock permit go with the house?
No. Corps permits are non-transferable, so the new owner applies within 14 days. We handle that.
Can heirs who live out of state sell a Warren County house?
Yes. Closing documents can be signed remotely, and the estate can be opened as part of the sale.
Do you buy in Warrenton's historic district?
Yes. No certificate of appropriateness is needed for you to sell.
When does Warren County revalue next?
The current values took effect in 2025, and the next revaluation is scheduled for 2033.
