Mayo Lake: the shoreline strip is Duke Energy's
Duke Energy owns the land from Mayo Lake's shoreline up to the 450-foot contour. It does not authorize docks or other structures on that strip, and it requires the land between private lots and the water to stay natural: no mowing, clearing, or landscaping. Duke has also said houses next to its land should not be marketed as waterfront.
Duke is now working with the Army Corps of Engineers on a possible future permit program for a limited number of moorings. It has asked owners of existing structures on or near its Mayo Lake property to identify themselves, and an owner who does not may be ineligible for a future permit. If you own a house near the lake with a dock or pontoon in use, tell us what is there and whether you filed.
Hyco Lake and shoreline leases
Shoreline use at Hyco Lake is leased through the Person Caswell Lake Authority rather than permitted directly by Duke Energy. A dock or path that depends on a lease, or one that was built without one, is something a buyer's attorney will ask about.
We buy Hyco houses with leases current, lapsed, or never obtained, and with older cottages a buyer would replace. Send whatever lease paperwork you have.
Roxboro houses and rural property
Roxboro has early-1900s houses near downtown, postwar ranches, and long-time rentals. Outside the city, most homes run on a private well and septic system, and many sit on family land with a manufactured home or two.
Person County revalued effective January 1, 2025, and the next revaluation is scheduled for 2029. Taxes that fell behind are paid from the closing proceeds, and land in present-use value carries a three-year rollback plus interest if it leaves qualifying use.

Records, courts, and closing in Person County
Roxboro is the county seat. Deeds and deeds of trust are recorded with the Person County Register of Deeds, the clerk of superior court in Roxboro runs foreclosure hearings and keeps estate files, and county tax administration sets values. Lake questions go to Duke Energy for Mayo and to the Person Caswell Lake Authority for Hyco.
A licensed North Carolina attorney handles the closing. If any contractor has worked on the house recently, say so, because North Carolina mechanics' liens can relate back to when the work started.
Frequently asked questions
Will you buy a house next to Mayo Lake with an unauthorized dock?
Yes. Tell us what is there and whether you filed Duke Energy's identification form, and we price the house as it stands.
Is my house on Mayo Lake considered lakefront?
Not under Duke Energy's rules. Duke owns the strip to the 450-foot contour, so adjoining lots stop short of the water.
Do you buy on Hyco Lake?
Yes, including houses with lapsed or missing shoreline leases.
My taxes went up with the 2025 revaluation. Can I sell if I'm behind?
Yes. Delinquent taxes come out of the closing proceeds.
Do you buy in Hurdle Mills and Timberlake?
Yes, along with Roxboro and the rest of the county.
