Furniture-era housing

High Point's growth came with furniture manufacturing, and the housing built for that workforce still stands: small wood-frame and brick houses, close to the old plants and the rail lines, on crawlspaces or piers. The Washington Street district, the West End, and the Southside all have concentrations of it.

A century on that stock carries knob-and-tube and cloth-insulated wiring, galvanized plumbing, rotted sills and joists over damp crawlspaces, original panels, and roofs patched repeatedly. Many have been rentals for decades with minimal reinvestment. Emerywood and a few other neighborhoods have older housing of a different and grander character.

When the repair arithmetic does not work

This is the honest position in parts of High Point. A house needing $60,000 of work may be worth less than that when finished. No lender will fund such a purchase, and no rational owner should spend the money either.

That is not a reason the property cannot be sold — it is the reason cash sales dominate. We buy at a price that reflects the real arithmetic, and we will tell you plainly when the numbers do not support a higher one. That is more useful than an optimistic figure that falls apart in diligence.

Rentals and absentee owners

A high share of High Point's older single-family stock is rental, and a good deal of it is owned at a distance. Management quality varies, and a house that has not been walked in a year is usually worse than the last report suggested.

You can sell occupied, and remotely. Leases and deposits transfer at closing, and the closing attorney arranges signing before a notary wherever you are.

Frequently asked questions

My High Point house needs more work than it is worth. Will you buy it?

Yes, and it is a common situation. We will be straightforward about what the arithmetic supports.

Do you buy old worker housing near the furniture plants?

Yes. Small early-twentieth-century houses with original systems are most of what we buy here.

Will you buy a rental where the tenant is not paying?

Yes. Share the ledger and the status of any demand or summary ejectment case.

Do you buy several rentals at once?

Yes. A single closing across multiple addresses is common.

I own it from out of state. Can I sell remotely?

Yes. The closing attorney arranges signing where you live and wires your proceeds.
