Creedmoor, Butner, and the I-85 side of the county
The southern part of Granville County is within commuting distance of Durham and Raleigh. Even so, older ranches and manufactured homes on the edges of Creedmoor, Butner, and Stem still trip up financed sales over roofs, HVAC, septic, and appraisal gaps.
Streams there drain toward Falls Lake, inside the Neuse River basin, where state riparian buffer rules restrict clearing and building next to the water. A lot with a creek across it can carry less buildable area than a buyer expects.
Oxford and the north of the county
Oxford is the county seat, with early-1900s houses near downtown, postwar brick ranches, and rentals that have changed hands many times. Common findings are original wiring, galvanized supply lines, roofs past their life, and additions with no permit history.
North of Oxford, toward Stovall, most houses are on family land, often with outbuildings, a well, and a septic system installed long before current rules. We buy them with the systems as they are.
The 2024 revaluation
Granville County's current values took effect January 1, 2024. The next revaluation is scheduled for 2030, so today's assessed values will hold for six years.
For an heir paying taxes on a house no one lives in, or a retiree whose bill rose in 2024, that is often the push to sell. Delinquent taxes are paid off from the sale proceeds at closing, not before.

Records, courts, and closing in Granville County
Granville County's offices are in Oxford. The Register of Deeds records deeds and deeds of trust, the clerk of superior court handles foreclosure hearings and estate files, and county tax administration sets and bills values. Building permits run through the county or the town where the property sits.
Every sale closes with a licensed North Carolina attorney, and recording generally happens before funds are disbursed.
Frequently asked questions
Do you buy older houses in Creedmoor and Butner?
Yes, along with Stem and the rest of south Granville, including ranches and manufactured homes that need work.
Does a stream buffer on my lot affect the price?
It can, because it limits what can be built near the water. We account for it so it does not come up late.
Will you buy a house in Oxford that has been a rental for years?
Yes. Tenants, deferred repairs, and unpermitted additions are all fine.
I'm behind on taxes after the 2024 revaluation. Can I still sell?
Yes. Delinquent taxes are paid from the closing proceeds.
Can you buy inherited family land with several heirs?
Yes. We work with each heir, and the estate can be opened with the clerk of superior court as part of the sale.
