Two lakes, two sets of shoreline rules

Santeetlah Lake is managed under a federal hydropower license held by Brookfield Smoky Mountain Hydropower, which permits private piers there under its shoreline plan and requires a county building permit for the work. Fontana Lake, on the county's northern edge, is a TVA reservoir, where docks need a Section 26a permit that does not transfer automatically to a new owner.

A lake house with a pier or dock nobody can find a permit for is a common snag during a buyer's due diligence. We buy those houses as they are. Tell us what you know about the structure's history.

Family land and heirs

Private land in Graham County often stays in one family for generations, sometimes passed down without an estate being opened, or owned in shares by several heirs. A financed buyer's title insurer will want every heir to sign. We work with all of them, and the estate can be opened as part of the sale.

Eastern Band of Cherokee trust land in the Snowbird community is not sold on the open market. We buy privately owned property throughout the rest of the county.

Mountain property and the 2027 revaluation

Houses here are mostly on wells and septic, many on steep lots reached by gravel roads, and manufactured homes are common. A failed septic inspection or a manufactured home still titled like a vehicle stops a lot of financed sales. Neither has to be fixed before we buy.

Graham County last reappraised in 2023, and the next revaluation is scheduled for 2027. If taxes have fallen behind, they are paid from the closing proceeds.

Records, courts, and closing in Graham County

Robbinsville is the county seat. Deeds are recorded with the Graham County Register of Deeds, the clerk of superior court in Robbinsville handles foreclosure hearings and estates, and the county tax office sets values. Building permits for piers and other work go through county building inspections.

A licensed North Carolina attorney handles the closing, and recording generally happens before funds are disbursed.
