Old farmhouses and empty houses
Gates County has many older houses on rural roads: frame farmhouses, small brick ranches, and manufactured homes on family lots. When the last owner dies or moves to a nursing home, the house often sits for years while relatives decide what to do, and vacancy brings roof leaks, rot, break-ins, and overgrowth.
A vacant house that has been empty that long is hard to insure and usually cannot pass a lender's appraisal. We buy them as they are, including houses full of belongings and houses nobody has been inside in a while.
Heirs' property, present-use land, and 2025 values
A lot of Gates land has passed down for generations without an estate being opened, so the title sits with the heirs of the last owner of record, and their heirs in turn. A sale needs all of them, or a court process, and we handle that work with the estate file at the clerk of superior court in Gatesville.
Farm and timber land is often in present-use value. A sale to someone who will not keep it in qualifying use brings back the deferred taxes for three prior years, plus interest. We figure that into the offer before you sign.
Gates County's current values took effect January 1, 2025, and the state's schedule shows the next reappraisal in 2033. Those values stay on the books for eight years, so an heir carrying an empty house pays that bill every year the house sits. Delinquent taxes do not need to be caught up before a sale. They come out of the proceeds at closing.
Wells, septic, and low ground
Nearly every house outside Gatesville relies on a private well and septic system, permitted through Albemarle Regional Health Services. Much of the county is low and wet near the swamp and the Chowan River and its creeks, which can make a failed system costly to replace.
Gates was in the federal disaster declarations for Floyd in 1999, Isabel in 2003, Irene in 2011, and Matthew in 2016. Houses on low ground that took water in one of those storms are among those we buy.
