Two floods, two years apart

In October 2016 Matthew's rainfall pushed the Cape Fear River, Cross Creek, and the smaller tributaries over their banks. In September 2018 Florence did it again, and a number of Fayetteville houses took water both times.

Insurance is the consequence. A property with repeat flood history is expensive or impossible to insure, and without insurance a mortgage is not available. For houses in mapped flood zones, substantial-improvement rules can also require a heavily repaired structure to meet current floodplain standards, which can mean elevating it — which is why many of these houses were never fully repaired. We buy at any stage, including where nothing was started.

Fort Bragg and the rental stock

Fort Bragg moves an enormous number of households through Fayetteville, and the pattern repeats at scale: a house bought during one assignment, kept and rented after orders came, and managed from another state or overseas for years.

Those rentals are frequently in worse shape than the last management report suggested. You can sell occupied and remotely — the lease and security deposit transfer at closing, and the closing attorney arranges signing before a notary wherever you are, then wires the proceeds. No travel and no eviction.

The neighborhoods and the housing

Haymount holds Fayetteville's older and more architecturally notable housing near downtown. Massey Hill, Bonnie Doone, Cottonade, and Vanstory Hills are post-war and mid-century, built in waves as the post expanded, with a high rental share. Newer subdivisions run out toward Cliffdale and beyond.

The repair list runs to crawlspace moisture and rot, roofs at the end of their life or patched after storms, galvanized and cast iron plumbing, aluminium branch wiring in the later houses, original panels, and failed HVAC. Termites are a real consideration here.

Frequently asked questions

Do you buy houses that flooded in Matthew or Florence?

Yes, including houses that flooded in both. Share what flooded, what was repaired, and any claim history.

My house cannot be insured because of the flood history. Can I still sell?

Yes. Uninsurability blocks a mortgage, not a cash purchase — that is exactly the situation we exist for.

I am stationed elsewhere and own a Fayetteville rental. Can I sell remotely?

Yes. The closing attorney arranges signing where you are and wires your proceeds.

Can I sell with a tenant in place?

Yes. The lease and security deposit transfer at closing.

Will you buy a house with crawlspace rot or termite damage?

Yes. Both are common here and neither has to be repaired first.
