The 2026 revaluation

Clay County's newest values took effect January 1, 2026, and the next revaluation is scheduled for 2034, an eight-year gap. For owners whose bill went up this year, that is the bill they are likely to carry for years, and it is a common reason heirs and retirees decide to sell.

If you think your new value is wrong, the county's appeal process is the place to raise it. If you've decided to sell anyway, delinquent taxes are paid from the closing proceeds.

Lake Chatuge and TVA permits

Lake Chatuge is a TVA reservoir that crosses into Georgia, and its North Carolina shoreline falls under TVA's office in Murphy. Docks, boathouses, and shoreline work need a Section 26a permit. When a lake house sells, the permit does not transfer on its own: the buyer has to apply, and a dock that was changed without approval slows that down.

We buy Chatuge lake houses with older docks, unpermitted additions to them, and shoreline that needs stabilizing. Tell us what you know and we'll work from there.

Retirees, heirs, and rural houses

When a retired owner moves closer to family, or a house passes to heirs who live elsewhere, it often sits empty, and empty mountain houses develop roof leaks, frozen pipes, and septic problems quickly.

Outside Hayesville, nearly everything runs on a well and septic, and manufactured homes are common. A manufactured home becomes real property only when its title is cancelled and it is tied to the land. We buy either way and sort out the title at closing.

Records, courts, and closing in Clay County

Hayesville is the county seat. The Clay County Register of Deeds records deeds and deeds of trust, foreclosure hearings and estate files go through the clerk of superior court in Hayesville, and the county tax office handles values and appeals.

A licensed North Carolina attorney handles the closing, and recording generally happens before funds are disbursed.

Frequently asked questions

My bill went up with the 2026 revaluation. Can I sell if I'm behind?

Yes. Delinquent taxes are paid from the closing proceeds.

Will you buy a Lake Chatuge house with a dock that was never permitted?

Yes. The buyer has to apply to TVA regardless, and we price the house with the dock as it is.

I inherited a house in Hayesville but live out of state. Can you help?

Yes. You do not need to travel, and the estate can be handled alongside the sale.

Do you buy manufactured homes in Clay County?

Yes, on owned land, whether or not the home has been retitled as real property.

The house has been empty and the pipes froze. Will you still buy it?

Yes. Freeze damage, leaks, and septic problems do not have to be fixed first.
