The 2027 revaluation after nine years

Anson County's current assessed values come from the reappraisal effective January 1, 2018. The next one is scheduled for January 1, 2027, so nine years of market change will show up in a single step on the bills that follow.

Owners who have been carrying an empty house, or heirs paying taxes on a parent's property, often decide before the new values arrive. Either way, delinquent taxes are paid from the closing proceeds, not before the sale.

Vacant houses and heirs' property

Many Anson County houses have passed down through families without an estate being opened, so title sits with a deceased owner while several heirs share an interest. Vacant houses in that situation tend to collect roof leaks, broken windows, and code notices.

We work with all the heirs, including those who live out of state, and the estate can be opened with the clerk of superior court in Wadesboro as part of the sale. Contents left behind can stay.

Blewett Falls Lake, the Pee Dee, and farm land

Blewett Falls Lake sits on the Pee Dee River between Anson and Richmond counties near Lilesville. Duke Energy does not allow private piers or docks there, though it leases shoreline access to adjoining owners. A house marketed for lake use can disappoint a buyer who expected a dock.

Much of the rest of the county is farm and timber land on wells and septic. Land enrolled in present-use value carries three years of deferred taxes plus interest if a buyer takes it out of qualifying use, and we include that in the offer.

Records, courts, and closing in Anson County

Wadesboro is the county seat. The Anson County Register of Deeds records deeds and deeds of trust, the clerk of superior court in Wadesboro holds foreclosure hearings and estate files, and the county tax office sets values and will issue the 2027 notices.

A licensed North Carolina attorney closes the sale and clears title, including any estate paperwork the heirs need.
