A town named for its riverbank

Rockledge takes its name from the coquina rock ledges along its stretch of the Indian River. Incorporated in 1887, it is one of the oldest cities in Brevard County, and in the late 1800s it drew winter visitors to riverside hotels. Rockledge Drive still follows the river past many of the city's oldest homes.

Selling an older riverfront home

Houses along and near Rockledge Drive have character, but they also have age, and their setting adds its own risks. Owners often run into:

  • Wood framing with termite or rot damage
  • Original or partly updated wiring and plumbing
  • Full wind exposure off the open river
  • Flood zone designations on low-lying parcels
  • Insurers that want a four-point inspection before they will quote
  • Period details that are costly to repair correctly

Space-age block homes in the middle

Between the riverfront and the newest subdivisions is a band of block homes from the 1950s through the 1970s, many built as the space program drew workers to central Brevard. They are usually structurally solid but dated, with original tile bathrooms, aluminum windows, breaker panels from another era, and air conditioning added long after the house was built. We price in the updates, so you don't need to start any of them before you sell.

The newer, western side

Farther west, larger subdivisions built from the 1990s onward carry the city toward I-95 and the Viera area. Many of those newer homes sit in HOAs with architectural rules. If your community has a CDD, its assessment appears on your property tax bill and stays with the house after it sells. Homes from the 1990s and 2000s are now due for roofs, air conditioning, and water heaters, often all at once.

Why owners here choose a direct sale

  • A job relocation with no time to fix up the house first
  • An older riverfront home that has become too much to keep up
  • An HOA dispute or violation you'd rather not settle yourself
  • A divorce that requires selling a shared home
  • An inherited house you're handling from out of state

What the process looks like

We look at the house, give you a written offer, and explain the numbers behind it. If you say yes, a title company takes over the paperwork, including the HOA estoppel if there is one, and you close on the date you picked.

Frequently asked questions

Do you buy the historic homes along Rockledge Drive?

Yes. We buy older riverfront and river-view homes as-is, including ones that need structural or system work.

My Rockledge home is in an HOA with open violations. Can I still sell?

Yes. The association's estoppel letter shows any fines or dues owed, and those are settled at closing. The violation can stay as it is.

Can I close around a job start date in another city?

Yes. You choose the closing date, and signing remotely or with a mobile notary is often possible.

Do you buy in Viera, Cocoa, and Melbourne as well?

Yes. We buy throughout Brevard County, in cities and unincorporated areas alike.
